How do I get to Wilderness Lake Preserve?

We are located in Land o' Lakes, South Central Pasco County. Our main entrance is on US 41, 4.9 miles north of SR 54 and approximately 5 miles south SR 52. You will find us directly across the street from Land O'Lakes High School.

How many acres make up Wilderness Lake Preserve?

Our Community is approximately 680 acres, nearly 50% of our land is conserved in its natural state, as a result 70% of the homesites back up to either Wilderness Lake, wooded or water conservation views.

Wilderness Lake, in the heart of our community, is a natural 38-acre spring-fed lake.

Do you allow water skiing on Wilderness Lake?

No, however we encourage passive water sports and have canoes, kayaks and paddleboats available for use on Wilderness Lake.

We have a little under 1,000 homesites planned with approximately 850 single family homes and 92 maintenance-free villas.

What are the sizes of your homesites?

Our homesites range from 40' - 90' wide and vary by village/builder. Yet, all homesites are a minimum 120' deep and 150' in our 90' custom home gated neighborhoods. Villa homesites are 33.5' x 120'. Please refer to our full-color site plan for more details.

From sitting deck-side at Wilderness Lodge, fishing or canoeing from the community
dock, to enjoying a pampered massage at the Spa, residents experience the wilderness with the perfect blend of natural beauty, rustic elegance and casual fun.

How are you affiliated with Lowry Park Zoo?

The Nature Center at Wilderness Lodge has been designated a Lowry Park Zoo educational outreach location, called "The Outpost." The Outpost will be the location for many one-of-a-kind children's programs, camps and activities.

Can I rent the Lodge for private parties and gatherings?

Yes! The Activities Center, featuring a full catering kitchen, as well as the Nature Center and the Lodge are ideal places for private parties and special occasions such as birthday parties, showers, wedding receptions and the many other celebrations of life. What community fees are associated with Wilderness Lake Preserve?

Wilderness Lake Preserve is set up as a Community Development District (CDD). The annual amounts due will vary by village and are comprised of two amounts - the first being a fixed amount debt service assessment fee* and the second for operations and maintenance (subject to change annually) of all common areas, conservation areas, lakes and recreational facilities.

Are there any other fees associated with Wilderness Lake Preserve?
|

Yes, an annual Homewoner's Association fee of $75.00 (subject to change annually). As Wilderness Lake Preserve is a deed restricted community the Homeowner's Association is formed in order to monitor, maintain and enforce the deed restrictions, covenants and the strict architectural guidelines set by the Architectural Review Committee (ARC). Some examples of required ARC approvals would be anything affecting the exterior of your home such as fencing, landscaping, pools etc. Fencing is allowed in our community, but must first be approved by the ARC. We have a few gated and/or maintenance-free villages within Wilderness Lake Preserve and these are subject to additional Neighborhood Association Fees.

What are County Property Taxes?
|

Wilderness Lake Preserve is located in unincorporated Pasco County. The Ad Valorem
Taxes Millage rate (changes annually) covers the county commission; school board;
SWF Water Management; Mosquito Control. The Homestead Exemptions are
available to qualified homeowners.
Example based on 2007- millage rate of 14.46
Assessed value of home - $125,000 less $25,000 homestead exemption =
$100,000 taxable value @ 15.36 = $1,446.00 property taxes.

Is Wilderness Lake Preserve a gated community?
|

No, however we do have a Ranger Station with a Ranger on duty along with Roving Patrol and Off-Duty Sheriffs. Our Community Patrol Advisors work actively with local law enforcement and our private security company to monitor the success of each program. As a result there may be changes to the program. Please refer to the "For Our Residents" of the What's New section of our website for current details.
The custom home villages and maintenance-free villas are gated neighborhoods.

What major roadways are near your community?
|

We are located directly off US 41, which splits into Dale Mabry Highway to our south toward Tampa. We are approximately five miles from State Roads 52, 54 and 56 with access to I-75 in less than 15 minutes. We are less than 10 minutes from north or southbound access to the Veteran's Expressway and Suncoast Parkway.

Where is the nearest shopping?

A Publix Supermarket has just recently opened and is located about 2 miles north of our main entrance on US41. Grocery stores, local restaurants and stores of everyday convenience are located off SR 54 in Land O'Lakes within five miles of our entrance. Within 35 minutes we have access to all the nightlife, fine dining and culture Downtown Tampa, Ybor City and the Channelside District have to offer. Within 25 minutes you can enjoy the shopping, restaurants and movie theaters of Carrollwood, Citrus Park and New Tampa.

What utilities serve your community?

Wilderness Lake Preserve uses municipal county water with Progress Energy providing electricity. Through Brighthouse Networks we have both digital cable and roadrunner capabilities. Verizon offers DSL internet and local telephone service. Our preferred trash collector is Waste Services of Florida.
